  • This cottage house plan draws its influence from early Appalachian architecture. The Craftsman entry doors bring you in to a vaulted, sunlit foyer with over-sized newel posts and railing.
  • As you enter the family room, wood columns, beams and stone fireplace lend an intimate and cozy atmosphere. Over-sized bay windows bring in bright light and balance out the room.
  • The eating room is surrounded by casement windows and has a sloped ceiling that adds volume. A deck can be accessed from this space.
  • The gourmet kitchen with double ovens, 6-burner stovetop and a triple window make this space a joy to cook in. The fireplace stone wraps around into the kitchen to give this room warmth. A see-through area from the kitchen into the desk area adds an open feel as the stone continues into this area. This functions as a small office space with shelving and cabinets for storage.
  • The main level bedroom with its own bath and laundry closet makes it a private suite. It is vaulted with wood beams and over-sized windows with transoms to provide an abundance of light.
  • As you go upstairs a large double window in the stairwell gives you sunlight and outside views. Upstairs, the master bedroom has a unique sloped tray ceiling, a wall of windows and a walk-in closet. The vaulted bath has a double door entry, a corner soaking tub, large shower, built-in shelves with a double window for abundant light. Bedroom 3 has skylights, a sloped ceiling and a triple window. It has its own bath with large tiled shower and a walk in closet.
  • The optional lower level office/apartment offers a bright sunlit room. This lower level is equipped with a kitchenette and full bath with large, tiled shower making this downstairs area very livable. The conference room or bedroom adds even more space to this area.
  • A patio is located just outside the office and provides a quality outdoor living space.

What is Included in Our Plans?

We work with hundreds of designers and architects who work in a variety of styles.  It is important to note. Their plan packages may contain different details.

Below are examples of sheets that may be included in plan sets - please be aware that not every plan includes every one of these pages:

Foundation Plan

shows the foundation details.

Floor Plan

shows the placement of interior walls and the dimensions for rooms, doors, windows, stairways, etc. of each level of the house.

Exterior Elevations

show the front, rear and sides of the house, including exterior materials, details and roof pitches.

Building Cross Section

shows details of the house as though it were cut in slices from the roof to the foundation. The cross sections detail the construction of the home, insulation, flooring and roofing.

Roof Plan

provides a bird's eye view of the roof's valleys, ridges and dormers, if applicable

Electrical Plan (when available)

shows the suggested locations for fixtures and outlets. Please contact us to see if an electrical plan is included in the plan set.

Notes & Details

provides information for structural specifications, excavating and grading, masonry and concrete work, carpentry and wood specifications, thermal and moisture protection and specifications about drywall, tile, flooring, glazing, caulking and sealants.

What is not included in the plans:

  •           Architectural or Engineering Stamp
  •           Site Plan
  •           Mechanical Drawings (location of heating and air equipment and duct work)
  •           Plumbing Drawings (drawings showing the actual plumbing pipe sizes and locations)
  •           Framing layouts with beam sizes and locations
  •           Energy calculations
  •           Materials list - MAY be available as a purchasable option under the "Options" tab

Building Code

Because of the wide range of requirements throughout states and municipalities, it is possible that the plans may not have all of the information required by your building department. If this is the case, we recommend hiring a local design professional or engineer who can assist bringing the plans up to your local building code.

Engineering

Some states require that a licensed architect or engineer review and stamp the plans. If this is the case where you will be building, a local professional will be able to assist you.

Important Extras: Sold separately

Readable Reverse Plans

The layout is reversed and all the writing is corrected so you can read the writing. With this option, all of your sets will appear the way you want to build the home. This option is available for an additional charge.

Mirror Reverse Plans

The lettering and dimensions will read backwards, so you will need to order at least one set non-reversed as a reference copy.

Itemized List of Materials (when available)

Includes the quantity, type and size of materials needed to build your home.
