Plan Details
  • Based on the traditional shingle-style classic American cottage, the main spaces of this luxury house plan wrap around a center courtyard and every room opens onto a porch for ventilation.
  • The continuous flow of movement between indoors and outdoors makes it highly suitable for waterfront living. While spacious, the individual areas of the house have a scaled-down feeling of comfort that is usually reserved for smaller homes.
  • With a master bedroom and a guest room on the main level plus up to four bedrooms upstairs, the house easily accommodates adult or family living as a primary or secondary home.
  • Interesting intersections, curved windows and walls, layered moldings, intriguing nooks, and detailed woodwork combine creating a feast for the eye.
  • The courtyard pulls fire and water into the equation with a reflecting pool, Jacuzzi and brick fireplace.
  • One wall of the salon provides access to the courtyard with two sets of sliding French doors, while another opens to a veranda. With all the doors thrown wide, the grand salon becomes an expansive space perfect for hosting a large crowd.
  • The middle of the kitchen and keeping room is vertically open to a balconied area on the story above and a dramatic fireplace on one wall contributes to the warmth of the area.
  • And yes, the lighthouse portion is fully accessible. The Ultimate Home Office features a Captain's Walk and can include a conference room (or make this a 5th bedroom).
What's Included

The plan set includes the following:

  • Exterior elevations: Included are front, rear, left and right side views of the exterior of the house. Exterior materials, construction details and measurements are also noted.
  • Foundation Plan: Includes layout of foundation support walls, plus excavated and unexcavated areas, if applicable.
  • Detailed Floor Plans: These plans show the layout of each floor of the house, including room dimensions, window and doors sizes and keys for cross section details provided later in the plans. Engineered floor joist, ceiling joist and roof plans are not included in some plans. Local engineers or manufacturing engineers are widely available to supply the services that apply to local geographic conditions.
  • Interior Details: These drawings show the specific details and design of special interior features.
  • Roof Plan: Includes the overall layout for roof construction. If trusses are used, we recommend using a local truss manufacturer to ensure compliance with local codes and regulations.
  • Cross Section Detail: Important changes in floor, ceiling and roof heights or the relationship of one level to another are called out. Exterior details such as railing and banding may also be shown.
  • Electrical: Electrical floor plan schematics for 1st and 2nd floors.
  • Plans include wall and cornice sections, general foundation sections and details. 

 These items are NOT included:

  • Architectural or Engineering Stamp - handled locally if required
  • Framing plans
  • Site Plan - handled locally when required
  • Mechanical Drawings (location of heating and air equipment and duct work) - your subcontractors handle this
  • Plumbing Drawings (drawings showing the actual plumbing pipe sizes and locations) - your subcontractors handle this
  • Energy calculations - handled locally when required
