  • This 4 bed modern farmhouse plan has an attractive exterior with a broad front porch and three dormers centered above, including a larger center shed dormer creating that lets light into the 2-story foyer. The front door is centered on the porch and there is a family entrance to the left.
  • The great room ceilings soar two storys and the room is open to the kitchen and the nook. A fireplace anchors the right wall and is flanked by built-ins. The room overlooks the deck in back.
  • The kitchen has an angled island with seating and a corner pantry and has great views across the home. A sunroom in back enjoys great natural light.
  • The master suite is the only bedroom on the main floor and it has private access to the screen porch in back. A second master suite is on the upper floor as are two more bedrooms. The balcony gives you views to both the foyer and the great room below.

  • Exterior elevations: Included are front, rear, left and right side views of the exterior of the house. Exterior materials, construction details and measurements are also noted.
  • Foundation Plan: Includes layout of foundation support walls, plus excavated and unexcavated areas, if applicable.

  • Roof Plan: Includes the overall layout for roof construction. If trusses are used, we recommend using a local truss manufacturer to ensure compliance with local codes and regulations.
  • Cross Section Detail: Important changes in floor, ceiling and roof heights or the relationship of one level to another are called out. Exterior details such as railing and banding may also be shown.
  • Electrical: Electrical floor plan schematics for 1st and 2nd floors.
  • Plans include wall and cornice sections, general foundation sections and details.
