This 4 bed house plan has an exterior of low maintenance brick. Board and batten siding is in two of the gables and wooden shutters line the windows and the extensive front covered porch is highlighted with open railing and columned beams atop brick pillars.
The family friendly home features an open layout for entertaining and loads of great space for relaxing as a family. Beautiful archways line the first floor offering aesthetically pleasing and functional flow between the various rooms.
The 2-story foyer extends into the family room which is also vaulted and features a window wall overlooking the deck. There is a formal dining room and casual breakfast room flanking the grand kitchen. The kitchen offers a separate pantry, a peninsula bar and plenty of cabinet/counter space. There is a vaulted keeping room with warming fireplace beyond the breakfast room for casual family space and French door access onto the rear deck.
The main level master suite occupies an entire wing of the first floor and is highlighted with spacious and well-appointed rooms. The master bedroom features a double step trey ceiling with a separate vaulted sitting room and French door access onto the private porch. Exterior Elevations: The first sheet will typically be the front elevation at 1/4" scale with rafter framing details and exterior details. The second sheet will typically be the sides and rear elevation with roof plan, all at 1/8" scale. Sometimes Sheet A1.1 and Sheet A1.2 will be combined.
Foundation Plan: The third sheet will be the foundation page at 1/4" scale. This will be a daylight basement foundation with most of our home plans. Alternate foundation options are available as well.
Floor Plans: The fourth sheet will be the 1st floor plan at 1/4" scale with general notes. The fifth sheet will be the 2nd floor plan at 1/4" scale. With a ranch plan, this sheet will be eliminated.
Electrical Plans: The sixth sheet will include the electrical layout at 3/16" scale and Kitchen and Bath elevations at 1/4" scale. This sheet will sometimes include interior elevations and details.
Miscellaneous Details: The last sheet will include details including typical wall sections, stair sections, etc.

Architectural or Engineering Stamp
Mechanical Drawings (location of heating and air equipment and duct work)
Plumbing Drawings (drawings showing the actual plumbing pipe sizes and locations)
