Walk through the arched entry of this two-story house plan and step down into the angled living room. Located in the hall, for the convenience of your guests, is a half-bath and coat closet.
Occupying the entire right corner of the downstairs is the luxurious master suite. Isolated for absolute privacy, this room is replete with all the amenities to ensure your comfort. Included are a home security system, his and her walk-in closets, private bathroom with raised tub, twin basins, compartmentalized toilet with skylight, and access to the huge back deck.
On the opposite side of the first floor are two small bedrooms, ideal for smaller children in the family. They share a bathroom and each has generous closet space.
The central area is open, with only the staircase as a divider. The sunken family room/nook adjoins the kitchen and allows the cook to prepare meals and still take part in the conversation. The kitchen features double ovens; walk-in pantry and eating bar. The formal dining room faces front and is roomy enough to seat everyone.
There are three bedrooms on the second floor. Two are actually mini-suites, each with a private bathroom. Bedroom number four has a walk-in closet and will function well as guest quarters. The smaller vaulted front bedroom, if not used for sleeping can easily be converted to a home office or library.
The garage has a large shop area, and opens into a big utility room with a built-in ironing board, closet, sink and air re-circulation system.

show the details of cabinets such as those found in the kitchen, bathroom and utility room, fireplaces and other special interior features.
provides a bird’s eye view of the roof's valleys, ridges and dormers, if applicable
Electrical Plan (when available)
shows the suggested locations for fixtures and outlets. Please contact us to see if an electrical plan is included in the plan set.
Notes & Details
provides information for structural specifications, excavating and grading, masonry and concrete work, carpentry and wood specifications, thermal and moisture protection and specifications about drywall, tile, flooring, glazing, caulking and sealants.
All of our plans are designed to provide the information needed to build your home. Because of the wide range of requirements throughout states and municipalities, it is possible that the plans may not have all of the information required by your building department. If this is the case, we recommend hiring a local design professional or engineer who can assist bringing the plans up to your local building code.
Some states require that a licensed architect or engineer review and stamp the plans. If this is the case where you will be building, a local professional will be able to assist you.

Readable reverse Plans
The layout is reversed and all the writing is corrected so you can read the writing. With this option, all of your sets will appear the way you want to build the home. This option is available for an additional charge.
Mirror Reverse Plans
The lettering and dimensions will read backwards, so you will need to order at least one set non-reversed as a reference copy.
