Plan Details

  • Craftsman accents and an inviting array of front-facing gables welcome family and friends into this 3 bedroom country home.
  • Vaulted ceilings give a great sense of volume to this medium-sized plan. The vaulting starts in the entry and flows back into the living room and dining area. Light reaches into the large gathering space through windows flanking the fireplace, along with the wide sliding glass doors that offer easy access to the covered patio which could be easily screened.
  • The flush eating bar that rims the kitchen/dining counter can also double as a convenient buffet for gatherings and events. Counters and cabinetry wrap around the other three sides of the kitchen, and a roomy step-in pantry fills one entire corner.
  • A well-appointed owners' suite is the only ground-floor bedroom has his and hers walk in closets with one much larger than the other. Both have built-in shelves. In the owners' bathroom, natural light comes in through a wide window over the luxurious spa tub. Other amenities include a linen closet, double vanity, and separately enclosed toilet and shower.
  • Double doors on the right of the entry hall open into a den or home office that is vaulted as well. An exterior door could be added, from the porch directly into the den/office, if desired for keeping business traffic separate from the family living quarters.
  • A passageway on the opposite side of the entry hall leads past a mini-bathroom and a utility room before linking with the two-car garage.
  • Two more bedrooms, a bathroom, and a good-sized bonus room are upstairs. Bonus room ceilings slope down at the sides.

Each plan set is drawn at 1/4"=1' scale and includes the following drawings:
  • Cover Sheet/Artist's Rendering: An artist's drawing of the home, usually viewed from the front, and general construction notes.
  • Elevations: Shows the front, sides, and rear, including exterior materials, trim sizes, roof pitches, etc.
  • Main Floor Plan: Shows placement and dimensions of walls, doors, & windows. Includes the location of appliances, plumbing fixtures, beams, ceiling heights, etc.
  • Second Floor Plan (if any): Shows the second floor in the same detail as the main floor. Includes second floor framing and details. 
  • Foundation Plan: Shows the location of all concrete footings, floor beams, first floor framing, and foundation details. If there is a basement, a basement plan is included which shows all basement details. Foundation types vary; please call to confirm the foundation type of the plan you are interested in.
  • Roof Framing Plan: Shows roof outlines, conventional framing/trusses, beams, roof framing details, etc. Specific details such as fireplaces, stairways, decks, etc. Details are drawn at 1/2" = 1' scale, and appear as needed throughout the prints.
  • Building Section: Shows a cross-section of the home. Shows support members, exterior and interior materials, insulation, and foundation.
  • Electrical Plan: A schematic layout of all lighting, switches, and electrical outlets.

  • Mechanical Drawings (location of heating and air equipment and duct work) - your subcontractors handle this
