Plan Details

  • This 1,496 square foot home plan is a compact, 4-bedroom, 2 bathroom plan with graceful wooden posts to support the roof extension and covers the front porch.
  • A gas fireplace creates a focal point on the outer wall, and nearby, a stairway winds up the far wall.
  • The C-shaped kitchen at the rear is entirely open to the dining area. Sliding glass doors open to provide patio access.
  • The patio could be roofed and screened, if desired.
  • Utilities and a step-in pantry are mere steps away, in a pass-through room that links the house to the garage.
  • The master suite, folding doors conceal a wide, walk-in closet. The sleeping area offers direct access to a bathroom, complete with combined tub and shower.
  • Three more bedrooms and a bonus room are upstairs, along with a second bathroom. Bedroom three has a walk-in closet. Two more closets are in the hallway, one for linen, and the other for general storage.
  • The bonus room over the garage is fairly large-20 feet deep-with sloping ceilings along the sides and access is from the second floor hallway. It could be used for storage, a home office, hobby room, music studio, or whatever suits.

Each plan set is drawn at 1/4"=1' scale and includes the following drawings:
  • Cover Sheet/Artist's Rendering: An artist's drawing of the home, usually viewed from the front, and general construction notes.
  • Elevations: Shows the front, sides, and rear, including exterior materials, trim sizes, roof pitches, etc.
  • Main Floor Plan: Shows placement and dimensions of walls, doors, & windows. Includes the location of appliances, plumbing fixtures, beams, ceiling heights, etc.
  • Second Floor Plan (if any): Shows the second floor in the same detail as the main floor. Includes second floor framing and details. 
  • Foundation Plan: Shows the location of all concrete footings, floor beams, first floor framing, and foundation details. If there is a basement, a basement plan is included which shows all basement details. Foundation types vary; please call to confirm the foundation type of the plan you are interested in.
  • Roof Framing Plan: Shows roof outlines, conventional framing/trusses, beams, roof framing details, etc. Specific details such as fireplaces, stairways, decks, etc. Details are drawn at 1/2" = 1' scale, and appear as needed throughout the prints.
  • Building Section: Shows a cross-section of the home. Shows support members, exterior and interior materials, insulation, and foundation.
  • Electrical Plan: A schematic layout of all lighting, switches, and electrical outlets.
