Not all plans have all of these options.

Readable Reverse
This option is for people wishing to build a home in reverse.The plans are flipped and all writing and dimensions are made readable. Your order will be filled in reverse orientation only. The standard format will not be included in your plan order.
Reverse Mirror
This is the only available option for hand-drawn plans. Please note that not only will the plans by flipped and all writing will appear backwards. When choosing this option, at least one set will be included in standard orientation as a reference copy.
Convert 2x4
All exterior walls are changed to 2x4 lumber.
Convert 2x6
All exterior walls are changed to 2x6 lumber.
Convert to 8" Block
First floor framing converted from stick to 8" block.
Post Frame
Converts the exterior wall framing to Post-Frame construction.
Convert to Metal Framing (PEMB)
This option converts the plan to be built with metal framing and is designed as a Pre-Engineered Metal Building. A PEMB is the most commonly used structure when building a barndominium. A PEMB can be engineered, fabricated and shipped to any location in the world, and generally can be installed in a much shorter time than a traditionally framed home. Pre-Engineered Metal Buildings get a project in the dry very quickly and allow for interior build-outs to be convenient, not having to support roof loads.
Structural Engineering
Structural design, calculations and stamp from a licensed structural engineer within the state that you are building. This includes all of the structural detailing that you'll need for permitting and construction, as well as a licensed professional to support you throughout your home building journey.
PLEASE NOTE: This option is good for only one property, and additional fees will apply if you're intending to build under any extreme conditions such as cliff side construction.

A detailed breakdown of the materials needed to build the plan. Any Upgrade Options you select - such as alternate foundations and 2x6 exterior wall conversion - will be reflected on the list.
The List of Materials will be emailed to you by Architectural Designs.

Materials List
A complete list that includes materials for the no charge foundation versions only. Purchasable options (ex. 2 x 6 exterior walls or garage changes) will not be reflected in the list nor will floor trusses, roof trusses and concrete be called out.

Site Plan
The site plan will show the following:
1. Property lines, setbacks and any easements--all must be provided by the client
2. Show footprint of home and locate it on the plan
3. Show driveway and sidewalk locations
4. Provide driveway layout detail as needed
5. General notes

The site plan will NOT include:
1. Topographical information (contour lines) will be shown.
2. Landscape design (flower beds, etc.) will be shown.
PDF 2nd Build License

This option is geared to builders interested in building the plan a second time.
Video + Graphics Package
A promotional marketing kit for builders and realtors. Package includes a fly-around video and high resolution graphics.
Metric
This option converts all measurements from Imperial (i.e. feet and inches) to Metric.
8' Main Level Ceiling Conversion
Adjust the main level ceiling height to 8' (ex. convert 10' to 8' or 9' to 8').
Note: Adds 5 days to delivery delay.
9' Main Level Ceiling Conversion
Adjust the main level ceiling height to 9' (ex. convert 10' to 9' or 8' to 9').

The detailed breakdown of the materials needed to build the plan WILL reflect the modifications finalized with the designer of the plan.
DB Materials List
A detailed breakdown of the materials needed to build the plan. The list will reflect the options selected in your order. This option does not account for any modifications.
MS Material List
A detailed breakdown of the materials needed to build the plan. The list will reflect the options selected in your order.
RK Materials List
A detailed breakdown of the materials needed to build the plan. The list will reflect the options selected in your order.
Wood Package Materials List
A list that includes siding, roof and other decking materials - loft decking if applicable.
Garage - List of Materials
A detailed breakdown of the materials needed to build the garage plan. All materials lists will conform to your plan order. Options such as alternate foundations and 2 x 6 exterior walls will be reflected on the list.
