Plan Details
  • The Craftsman-style front dormer, handrailed front porch, tapered columns and porte cochere all add to the nostalgic charm to this two-story Craftsman bungalow.
  • Soft light spills into the vaulted foyer through sidelights and glass near the top of the Craftsman door. The stairway that angles up the right wall leads to three bedrooms and two bathrooms. Straight ahead is a coat closet, which makes good use of the under-stair space.
  • Family living areas fill the main floor. A wide opening on the left side of the foyer feeds into a large living room with a wide triplex of windows facing the porch, and two standard-sized windows arrayed along the other outside wall. Slender wall segments mark the juncture of the living room and dining room.
  • The dining area is also naturally bright, due to matched windows that flank its gas fireplace. An opening on the opposite wall provides access to a convenient powder room, and a good-sized hobby room, or home office, windowed on two sides. A pocket door in the hobby room opens into a utility room, fully outfitted with a utility tub and a wide folding counter. Another door leads out to the porte cochere.
  • A second set of slender wall segments marks where the dining room segues into the C-shaped kitchen. A conversation bar rims one side of its central work island. The roomy and partially recessed walk-in pantry is next to a door leading out onto a cozy covered patio.
  • A detached 2-car garage comes with the plans.
What's Included
Each plan set is drawn at 1/4"=1' scale and includes the following drawings:
  • Cover Sheet/Artist's Rendering: An artist's drawing of the home, usually viewed from the front, and general construction notes.
  • Elevations: Shows the front, sides, and rear, including exterior materials, trim sizes, roof pitches, etc.
  • Main Floor Plan: Shows placement and dimensions of walls, doors, & windows. Includes the location of appliances, plumbing fixtures, beams, ceiling heights, etc.
  • Second Floor Plan (if any): Shows the second floor in the same detail as the main floor. Includes second floor framing and details. 
  • Foundation Plan: Shows the location of all concrete footings, floor beams, first floor framing, and foundation details. If there is a basement, a basement plan is included which shows all basement details. Foundation types vary; please call to confirm the foundation type of the plan you are interested in.
  • Roof Framing Plan: Shows roof outlines, conventional framing/trusses, beams, roof framing details, etc. Specific details such as fireplaces, stairways, decks, etc. Details are drawn at 1/2" = 1' scale, and appear as needed throughout the prints.
  • Building Section: Shows a cross-section of the home. Shows support members, exterior and interior materials, insulation, and foundation.
  • Electrical Plan: A schematic layout of all lighting, switches, and electrical outlets.
What's Not Included
  • Architectural or Engineering Stamp - handled locally if required
  • Site Plan - handled locally when required
  • Mechanical Drawings (location of heating and air equipment and duct work) - your subcontractors handle this
  • Plumbing Drawings (drawings showing the actual plumbing pipe sizes and locations) - your subcontractors handle this
  • Energy calculations - handled locally when required
