Plan Details

  • Choose the Boxes System build option and the structural shell is framed off-site as transportable modules. Each Box ships on a standard 24'-28' hot shot trailer within DOT height and width limits — no oversize permits or specialty haulers required — and arrives with Huber ZIP System sheathing, roof decking, windows, and exterior doors pre-installed. A small crane and three-person crew can set, anchor, and seal the home in under a day, so local contractors can begin metal roofing, siding, and rough-in plumbing the very next morning. Standard permitting and inspections proceed normally throughout the build.

  • This 2-bedroom, 1.5-bath modern cottage packs 500 sq ft into a clean two-story silhouette, with a cantilevered upper level that shelters the front entry below. A two-tone exterior — vertical board-and-batten on the upper box, horizontal lap siding on the lower — gives it crisp contemporary curb appeal, while a low-slope shed roof keeps the lines disciplined and construction efficient.
  • The front entry sits beneath the cantilever and opens into a compact foyer with a coat closet tucked to the side. To the left, a porch deck (8'-0" x 4'-3") extends the indoor living space outside; to the right, the living area flows directly into the kitchen under 8-foot ceilings.
  • The kitchen runs 7'-6" x 12'-0" along the right side of the home, with a full appliance wall, an L-shaped counter, and a raised bar top that works for two stools at breakfast or as a tucked-away desktop for working from home. A pantry closet next to the stairs does double duty as the crawl space access — turning what's usually wasted space into a real working closet.

This 2 Bedroom, 1&½ Bath, 500 sq. ft. home is extremely efficient in use of space! It can be conventionally permitted and ‘stick-built, or “Boxes System” built, where framing of structural ‘Boxes’ is an efficient off-site operation. Individual ‘Boxes’ are designed to be transported by low cost ‘Hot Shot’ haulers with 24-28 ft. deck-over trailers; within the DOT height and width limits, so no special permits are required! Boxes are to be constructed with Huber ‘ZIP System’ (or other waterproof) sheathing and roof decking, and have the windows and exterior doors pre-installed. With the use of a small crane, and a crew of 3, the ‘Boxes’ can be set and anchored to a site-built foundation, then ‘stitched’ together, and have all joints sealed and taped in less than a day. The now dried-in structure can be locked up, and is ready for local contractors to begin work on metal roofing & siding, and rough-in plumbing the next day! Under the local building permit, the inspections process can proceed normally as the build progresses.

Foundation Plan - shows the foundation details.
Floor Plan - shows the placement of interior walls and the dimensions for rooms, doors, windows, stairways, etc. of each level of the house.
Exterior Elevations - show the front, rear and sides of the house, including exterior materials, details and roof pitches.
Building Cross Section - shows details of the house as though it were cut in slices from the roof to the foundation. The cross sections detail the construction of the home, insulation, flooring and roofing.
Roof Plan - provides a bird's eye view of the roof's valleys, ridges and dormers, if applicable
Electrical Plan (when available) - shows the suggested locations for fixtures and outlets. Please contact us to see if an electrical plan is included in the plan set.
Notes & Details - provides information for structural specifications, excavating and grading, masonry and concrete work, carpentry and wood specifications, thermal and moisture protection and specifications about drywall, tile, flooring, glazing, caulking and sealants.

Building Code

Because of the wide range of requirements throughout states and municipalities, it is possible that the plans may not have all of the information required by your building department. If this is the case, we recommend hiring a local design professional or engineer who can assist bringing the plans up to your local building code.

Engineering

Some states require that a licensed architect or engineer review and stamp the plans. If this is the case where you will be building, a local professional will be able to assist you.

Important Extras: Sold separately

Readable Reverse Plans

The layout is reversed and all the writing is corrected so you can read the writing. With this option, all of your sets will appear the way you want to build the home. This option is available for an additional charge.

Mirror Reverse Plans

The lettering and dimensions will read backwards, so you will need to order at least one set non-reversed as a reference copy.
