Plan Details

  • This townhouse has a narrow footprint making it well-suited for construction among other townhouses. This home would also work well as a vacation retreat.
  • Its entry is slightly recessed under wide eaves that stretch out to create a covered porch spanning the front. Three squared framed-out columns highlight the ends and the entry.
  • The foyer has a handy mini-bathroom on the left, then leads into a wide open living room, dining area, and kitchen on the right. Windows flank and highlight the living room's gas fireplace. On warm days you'll ejoy al fresco meals on the partially covered patio just outside of the dining area's atrium door.
  • Appliances are built into the plentiful cupboards and counter tops that define the C-shaped kitchen. More storage space, deep and wide, nestles under the nearby staircase.
  • The owners' suite fills out most of the rear. Pocket doors in the sleeping area access two roomy step-in closets. A similar door opens into a two-section bathroom with an oversized shower and double vanity. The hallway outside of the suite ends at a pass-through utility room that links with the two-car garage.
  • Two bedrooms, a two-section bathroom, a large loft and an even larger bonus room are upstairs. A wide window brightens the loft, which is open to the stairwell over a half wall. Shelves line a large walk-in closet at the rear, and another wide stack of storage shelves hide behind a bi-fold door on the side.

Each plan set is drawn at 1/4"=1' scale and includes the following drawings:
  • Cover Sheet/Artist's Rendering: An artist's drawing of the home, usually viewed from the front, and general construction notes.
  • Elevations: Shows the front, sides, and rear, including exterior materials, trim sizes, roof pitches, etc.
  • Main Floor Plan: Shows placement and dimensions of walls, doors, & windows. Includes the location of appliances, plumbing fixtures, beams, ceiling heights, etc.
  • Second Floor Plan (if any): Shows the second floor in the same detail as the main floor. Includes second floor framing and details. 
  • Foundation Plan: Shows the location of all concrete footings, floor beams, first floor framing, and foundation details. If there is a basement, a basement plan is included which shows all basement details. Foundation types vary; please call to confirm the foundation type of the plan you are interested in.
  • Roof Framing Plan: Shows roof outlines, conventional framing/trusses, beams, roof framing details, etc. Specific details such as fireplaces, stairways, decks, etc. Details are drawn at 1/2" = 1' scale, and appear as needed throughout the prints.
  • Building Section: Shows a cross-section of the home. Shows support members, exterior and interior materials, insulation, and foundation.
  • Electrical Plan: A schematic layout of all lighting, switches, and electrical outlets.

  • Site Plan - handled locally when required
  • Mechanical Drawings (location of heating and air equipment and duct work) - your subcontractors handle this
