Plan Details
  • This narrow lot house plan has a great exterior paired with a modern floor plan. The great room is warmed by a ventless gas fireplace and contains custom cabinets for storage with transoms above. It is open to the formal dining area for an airy feel. Columns highlight the area with views onto the side porch through the french doors. The porch is perfect for eating and relaxing and contains an undercounter refrigerator and sink area for your outdoor grill.
  • The unique kitchen has an angled raised snack bar and moveable island for extra counter space. Double ovens, a cooktop, double windows and a huge walk-in pantry round out this chefs' kitchen.
  • The large master suite has interesting angles, a large walk-in closet with loads of storage and access to a private porch that separates the bedroom from the bath. The master bath has a corner whirlpool tub, large shower, a toilet compartment with a window and dual sinks.
  • Bedrooms 2 and 3 are uniquely separated from the master suite for privacy. They share a compartment style bath with easy access for guests.
  • The garage has room for 2 cars and a workshop area OR move the garage doors to the right side (optional) for a tandem garage bay to house 3 cars.
  • The roof in front has a 7/12 pitch, the rear a 5/12 pitch and the porch a 3/12 pitch.

  • Floor plans - Included with your plans will be a detailed floor plan at 1/4" scale with a window and door schedule.
  • Foundation Plan - On many of our plans we offer you options on the type of foundation. The available options for each plan are shown on the page with the plans.
  • Electrical Plan - This sheet will show the locations of all lights, receptacles, switches, etc. as well as a roof layout.
  • Exterior Elevations - Our plans include complete front, sides and rear views, as well as any special exterior details.
  • Interior Elevations of cabinets, cabinet details, columns and walls with unique conditions.
  • Building Sections, Details and Typical Specifications Sheets
  • Some plans can be ordered with a materials list for an extra change. Please check availability for this option.
  • Plumbing diagrams and HVAC plans are not available for these homes, since they are generally not needed for home construction and since each county's code will vary and a licensed plumber and/or electrician must follow the codes. 

What's Not Included
  • Architectural or Engineering Stamp - handled locally if required 
  • Site Plan - handled locally when required 
  • Mechanical Drawings (location of heating and air equipment and duct work) - your subcontractors handle this 
  • Plumbing Drawings (drawings showing the actual plumbing pipe sizes and locations) - your subcontractors handle this 
  • Energy calculations - handled locally when required
